BUILDING MATERIALS

Spaces have been designed with great attention to sustainability issues, energy efficiency, design and high quality fixtures. The materials chosen are of very high quality standards and guarantee low maintenance costs throughout their lifecycle.

SUSTAINABILITY

The “heat/ warmth island” effect is mitigated by the presence of big green areas and the use of reflective materials on the roof. The rainwater is collected in a dedicated laminated tank and made up for the irrigation of the green areas. The internal height of the offices and the absence of ceilings reduction allows the optimal diffusion of natural light to the whole floor, improves air circulation and increases the comfort in all spaces. It’s provided the use of water and sanitation in small consumer appliances.

EXTERNAL ACCOMMODATIONS

TECHNOLOGICAL POWER STATION WITH HEAT PUMPS

The air conditioning is based on a centralized production through thermal and refrigerating plants, for each building, of hot and cold fluids that are distributed within the building. Each panel is made up of air-to-water heat pumps.

PERFORMANCE IN REFRIGERATION
– Outdoor air temperature in summer: 35°C
– Operation guaranteed up to -10 C with water at 50°C
– Temperature outside air in winter: 7°C

AIR CONDITIONING SYSTEM

The controlled mechanical ventilation is provided by units for the primary air treatment as well as guaranteeing the ambient air renewal allow the relative humidity control. The units are also able to operate in free-cooling mode by ensuring free cooling of the rooms when external conditions permit. The building is served by a 4-pipe distribution network that guarantees the possibility of heating and ra ResCare different rooms of the building at the same time during all periods of the year. And ‘it provided an accounting system consumption for each tenant space that will be able to account for heating and cooling energy.

LIGHTING

Office LED lighting system with DALI management system to regulate the lighting intensity. Lighting regulation can be obtained either manually or via internal or external sensors. The LED-DALI combined systems allow the optimisation of the end user comfort while reducing electricity consumption and minimising maintenance costs.

ENERGY PRODUCTION AND F.M. PLANT

Dedicated transformer substation for building. general framework with section for normal and preferred network, enslaved by the generator they are connected to the uninterruptible power supply (UPS). Primary distribution in uprights in the vicinity of the stairs bodies.
Pictures one per floor area of secondary installed for flexibility of use, in order to be able to have a ttuario per floor.

ELEVATING EQUIPMENTS

LIFTS: capacity 900 KG – 12 PEOPLE, SPEED 1.6 M/S.
GOODS LIFTS: capacity 1500 to 2000 KG, SPEED 1 M/S with full height opening.

FIRE DETECTION SYSTEM

Addressable system. Spot detectors or infrared barriers for open spaces.
Suction detection above ceilings and under the floating floors.

ANTITHEFT SYSTEMS

Predisposition control of all emergency exits and entrances to the ground floor and basement.

ACCESS CONTROL

Digital local CCTV recording to control the external perimeter of the area and the access ramps. Cable predisposition to control every access.

SAFETY AND BMS

SYMBIOSIS buildings are equipped with a BMS SYSTEM for the control, optimisation, monitoring and management of air conditioning systems, lighting systems, external blinds (if installed), fire monitoring system, antitheft systems within the building.

PHOTOVOLTAIC PLANT

The photovoltaic plant, located on the roof covering, producing renewable electricity by exploiting solar energy through photovoltaic conversion technology modules with monocrystalline silicon / polycrystalline to be installed on an appropriate support structure in accordance with the provisions of Decree No. 28/2011 and decree DGR Lombardy Region X / 3868.

EARTHQUAKE TOTAL SAFETY SYSTEM

Structures designed according to the ANTI-EARTHQUAKE legislation as defined in D.M. 14/01/2008 that encompasses also any EU prescription and successive directive. Energy Performance Certificate GRADE A (CENED LOMBARDIA).
